The Newport Beach Project! This was a very unique and amazing remodel for some incredibly nice referrals of mine. This is a three story home located on the peninsula in Newport Beach just a few houses from the water. We gutted the entire home down to the walls and started from scratch. The kitchen and four bathrooms we even took completely down to the studs.
We designed built a custom kitchen of their dreams. The kitchen has inset door cabinets made of all solid wood capped with Neolith counter tops and a custom ceramic backsplash. The kitchen island, the laundry cabinets and the beverage center cabinets were all painted a dark Gray high gloss finish giving it a feel that is as smooth as glass. We installed in-cabinet LED lighting in the kitchen as well as under cabinet lighting where needed. There are 12 by 24 porcelain tile floors.
For the bathrooms we custom designed and built a vanity that would best fit the space. In the third floor guest bathrooms we built single sink vanities with quartz countertops and also laid custom porcelain tile in the showers and floors. On the second floor we gave the powder Room off of the kitchen a stain grade alder whitewashed vanity with quartz countertops and a custom ceramic backsplash from countertop to ceiling. The master bathroom has a double sync vanity with lots of drawer storage built from alder and was also stained a whitewash finish. It is topped with a Thasso stone countertop. We carried the same material over into the seat and trim in the walk in shower. The walls are done in a porcelain tile with a Gray marble hex on the floor and the ceiling of the shower. We are really proud of the new picture window that sits directly behind the freestanding soaker tub. We custom built a 48″ wide barn-door that divides the master bathroom and bedroom. The door is made of alder and stained it to match the vanity.
In the main living area we completely ripped out the old staircase and built a new one along with a custom fabricated steel railing and banister. New engineered hardwood floors were laid throughout the whole house. We built a custom stone fireplace surround with custom built-ins with floating shelves and a wood T&G backdrop on either side of it that houses all of the audio and video equipment for the living area.
Facing the front of the house on the 2nd floor main living area we installed a very large twelve foot wide double pocket sliding glass door. When the doors are fully opened you have a twelve foot opening from the living area out on to the 2nd floor balcony. We installed all new custom built interior doors and all new interior moldings throughout the house. The house got a new custom built oversized front door and new exterior trim to give it more of a contemporary feel. The entire home then received a new coat of paint.
On top of all of the pretty stuff that you can see, we ended up having to re-wire and re-plumb most of the house so that we could get the configurations we needed to accomplish this project. We also had to remove all of the old wallpaper and texture from the walls and give the entire house a smooth coat interior wall finish. We also installed a new HVAC system giving the house its first air conditioning system.
I give a big thanks to the assistance of the design firm that the homeowner hired, Denise Morrison Interiors. They chose all of the light fixtures and plumbing accessories as well as picked out tile choices and the furnishings for the home upon completion.
Thank you to my entire crew and all that worked on this project. I think we did a great job of taking what was a dated 1980s flower wallpapered home and turning it into a very contemporary and hip beach house. And once again a special thanks to the incredible homeowners. I could not have asked to work for better people! Off to the next project
